Mold After Water Damage: What You Need to Know

Mold can begin growing within 24 to 48 hours of a water event. Here's what that means for your property — and why fast response matters.

Mold is one of the most common consequences of water damage — and one of the most misunderstood.

The facts: mold spores are everywhere, both indoors and out. Under normal conditions they're harmless. But given moisture and organic material (drywall, wood framing, carpet, paper), they can colonize a surface in as little as 24 to 48 hours.

In Florida's climate, where average humidity runs above 70%, this timeline can be even shorter.

What this means for water damage: any water intrusion that isn't fully dried within 48 to 72 hours is a potential mold event. "Drying out" with fans and open windows is not sufficient — surface moisture may disappear while moisture trapped in wall cavities and subfloor materials continues to feed mold growth.

Signs of mold: musty odor, visible discoloration on walls or ceilings, respiratory symptoms, or a history of water damage in the area.

What IICRC-certified remediation includes: mold testing to identify species and concentration, containment to prevent spread, HEPA air filtration, physical removal of affected materials, antimicrobial treatment, and post-remediation clearance testing to verify the space is safe.

DIY mold cleanup is not recommended for anything beyond very small surface areas. Improper handling can spread spores throughout the structure and create a significantly larger problem.
